New Home Insurance Rule Could Have Homeowners Paying Thousands for Roof Repairs

RCV pays to replace your roof with a new one of similar quality, minus your deductible. ACV pays only what your existing roof is worth after depreciation. The older your roof is, the less your insurance company may pay.

Here’s an example: A replacement roof costs $10,000. Under an RCV policy, your insurer could pay nearly the full replacement cost (minus your deductible). Under an ACV policy, if your 15-year-old roof is valued at only $2,000, you could be responsible for the remaining $8,000.

That difference can create a major, unanticipated financial burden.

One reason ACV policies are becoming more common is affordability. These policies often cost 10% to 20% less than RCV policies. While saving money on premiums can be appealing, those savings may disappear quickly if your roof is damaged.
